Who We Are:
F2R, Inc. is a professional home inspection company located in Omaha, Nebraska. We specialize in residential home inspections, light commercial building inspections, pre-listing inspections, radon testing, & furnace heat exchanger inspections throughout Eastern Nebraska and Western Iowa. We provide high quality, thorough, professional inspections. Approximately 50% of our referrals come from past clients that are referring their relatives, friends, or neighbors or from the Home-Buyer Seminars we present at. The other 50% comes from real estate agents and loan officers that appreciate a thorough inspection.
Our Inspector:
Greg Wayman is the President and NAHI Certified Real Estate Inspector of Foundation-2-Rooftop, Inc. As a full-time inspector, he has conducted over 1,300 fee-paid home inspections. Greg was the first home inspector in Nebraska and Western Iowa to include heat exchanger inspections in his regular home inspections. For 2006 & 2007, 1 out of every 3 furnaces he inspected he found to have a crack in the heat exchanger! This invaluable asset has enabled many of his clients to successfully negotiate for a new furnace or $2,000-$4,000 off the purchase price of their home. In April of 2006, Greg took the initiative to change the local industry norm and made sure all of his NAHI Chapter members received the same HVAC Certification. Now there are 8 more home inspectors also identifying bad furnaces preventing families from being potentially poisoned from carbon monoxide gas.
Greg Wayman was elected as a Board Member of The National Association of Home Inspectors, Inc. in 2007 and is enjoying the challenge of serving on the Board. He is the Board Liaison for NAHI's Marketing/PR Committee and NAHI's Website Committee. He is an actively involved Member of NAHI's Conference Committee. Greg is the past President ('04-'07) & one of the Founding Board Members of The Nebraska Chapter of The National Association of Home Inspectors, Inc. The Nebraska Chapter of NAHI is dedicated to providing professional education, invaluable networking amongst fellow inspectors, and group marketing to its members with an overall goal of ensuring the highest quality of home inspections to the public throughout Nebraska! In addition to its monthly educational meetings, The Nebraska Chapter of NAHI holds an annual seminar that many of the local home inspectors attend to stay on top of their education and meet their required CEU's.

In comparison to other inspectors, please take note the amount of continued education and professional organizations Greg is involved in. You'll notice we did not list any real estate associations that other inspectors are quick to mention to beef up their resume. Being associated with real estate associations is solely for marketing purposes and out of necessity to lease the E-key so we can access homes. They have nothing to do with an inspector's professional development.
Our Reports:
Each home inspection report thoroughly reflects the current condition of that specific home. Our philosophy is to identify the defects, explain why they are an issue, and refer you to the appropriate professionals to help repair/replace that problem. We use software driven narrative reports that allow us to integrate digital photos and go into as much detail as we need to fully describe the issue at hand. Each report comes with a summary page that allows you to quickly identify the more important items.

When comparing inspection reports, notice the depth & detail our reports have. Many of our competitors utilize check-list reports that restrict the inspector's ability to fully explain the issues or software generated reports with poor substance in the database. We have an in-depth database plus the ability to add unlimited description and photos to every report.
Most of our competitors are quick to refer a problem out to a licensed tradesperson without fully detailing the issues observed. For example, if an electrical box has four 30-amp breakers with 12 gauge copper wire, one of the 20 amp breakers has a 14 gauge wire that is melted and blackened. These are overfused. The ground line is not connected.---We would state exactly that and then recommend hiring a licensed Electrician to review and repair as deemed necessary. Most of our competitors simply state: Possible overfusing observed. Recommend review by a licensed Electrician. They are reporting the 1st issue they see and being lazy and simply referring it out. When the licensed Electrician is called, many times they are only told to repair the issue specifically stated in the inspection report. Even though they may see many other violations, they may be in a pickle if the Seller only agrees to pay for that 1 item mentioned in the inspection report.
