Radon Testing

Here at F2R, Inc., we have continous monitors to provide the most accurate radon measurements possible within the short time frame a real estate transaction requires. Most tests take 48 hours, but some may take longer if environmental conditions are playing a factor. We have received extensive training and maintain a high standard of quality control measures to ensure our tests adhere to EPA protocols. Greg Wayman is one of approximately 30 Nebraska licensed Radon Measurement Specialists in the entire state.

Did you know:

  • Radon gas is the 2nd leading cause of lung cancer, #1 cause in non-smokers
  • Iowa is the #1 state for highest average radon levels...Nebraska is #3, per the EPA
  • In 2005, 60% of our radon tests returned high
  • Radon mitigation systems cost approximately $900-$1,500
  • A radon level of 4.0 pCi/l in your home is the equivalent of exposing yourself to 200 X-rays/year

Tamper Detection Methods: We include tamper measures in all of our radon tests to ensure the EPA's Closed House Conditions are maintained for the duration of the test.

  • We hang bright orange door hangers on all exterior doors that explain the rules during a radon test. Anybody entering or exiting that property will know a radon test is in progress and will know the rules.
  • For vacant homes or new construction, we go to the extreme and place tamper seals on all exterior doors, basement windows, and main floor windows. If a window or door is opened during the test, we will know.
  • On all homes with forced air furnaces, we place a tamper seal on the thermostat. This ensures that the blower will stay in the "Auto" position. We have had builders set the blower to "On" and the entire home stays in a constant state of air circulation thus falsely lowering the radon monitor's measurements.
  • All of our continuous monitors have a motion sensor. If someone tries to relocate the machine, (for example: to the outside,) it is recorded.
  • All of our continuous monitors have a power sensor with battery backup. The machines will identify when the power is disconnected, but rest assured the battery backup will keep the test going.
  • We will not set a test on a home if the EPA's Closed House Conditions can not be maintained. On new construction, if the doorknobs or dryer vent cover are not installed, there will be a constant draft into the home falsely lowering the measurements. We refuse to set our monitors under those false conditions.
  • We analyze every test. If tampering is detected, we report that to our client and void the test if the results return below 4.0 pCi/l.

Buyer Beware!

  • For our Buyer clients, always make sure your Purchase Agreement includes a radon test contingency. Without it, you have no leverage with the Seller if the radon test returns high.
  • There are approximately 100 home inspectors in the Omaha Metro and many claim they can provide radon testing, but do not have a state license or proper training. What they do is sub-contract the work out to someone who does have a license.
